hello everyone!
I'm new here. I'm glad to be here, I hope that I can improve here my cad knowledge. :)

And here is the first question:
How to use hatch options, in area (in room for e.x.), and also cover area around the text that it is in this area.
I hope, that my question it quite clear. And you know what I mean. :)

Hi, it's a bit quiet on here at the moment but I believe that I can help.

I think that you are talking about hatch 'islands' - ie. leaving a hole in the hatch so that the text can be seen.

There are 3 'island' settings that will each give different effects.

These can be set in the Hatch dialogue box, you may need to expand the dialogue to see them - use the black arrow at the bottom right.

You can also set then by changing the variables:

Are there more hatching commands and variables now than in previous versions?

Yes, Autocad has been updated regularly over the years so new features are added along with new commands and variables for those features.

The Autodesk knowledge site, as linked, above, contains information of commands and variables for all versions.
Click on the 'x' next to 2020 on this webpage to access versions back to 2016:

For older versions use the searchbox on that page.
